Sealing wooden floors protects the timber from scuffs, spills and the sun, and the finish you choose decides how the floor looks and how often it needs attention. In South African homes that usually means a polyurethane varnish, a hardwax oil or a water-based lacquer, applied in coats over a freshly sanded surface. Sealing is done by floor sanders and finishers, often as part of a full sand and seal. Send one request and independent finishers in your area quote you directly. It is free and there is no obligation.

Varnish, lacquer or oil: which finish?

The main choices are these:

  • Solvent-based polyurethane: a hard, durable film that gives a warm amber tone, especially on pine. It smells strongly and the room must be aired for days.
  • Water-based polyurethane: clearer, quicker to dry and far less smelly, so it suits flats, bedrooms and homes with children. It keeps pale timber looking pale.
  • Hardwax oil: soaks into the grain instead of forming a film. It feels natural, and a worn patch can be touched up without sanding the whole room.

Sheen matters too: matt hides scratches, satin is the usual choice and gloss shows every mark.

Coats, drying and the days you lose

Most film finishes go on in two to three coats, with a light abrasion between coats so each one grips. Water-based coats often dry in a few hours, so a floor can take three coats in a day or two. Solvent coats usually need overnight. Then comes the cure: the floor may take light foot traffic after a day or so, but rugs, furniture and heavy use should wait longer, because a finish that feels dry can still mark. Ask each finisher for their own cure times and follow them.

Preparation decides the result

A finish is only as good as the surface under it. Old wax, polish and grease must come off, which is why most sealing starts with floor sanding. Gaps and nail holes are filled, dust is vacuumed and tacked off, and the room should be free of draughts and sun streaks while the coats go on. If the floor is a herringbone or block floor, see parquet floor restoration as well.

Timber still moves with humidity, so a flexible film and a stable room matter more than a thick one.

Comparing sealing quotes

Ask what product is used, how many coats, and whether the price includes sanding, edging, stairs and moving furniture. Staining or a colour change is normally extra. Request the measured area so you can compare per square metre, and ask about warranty on the finish. Quotes with no coat count or no sheen named are hard to compare fairly.

What to include in your request

  • The rooms and their size in square metres
  • Bare timber now, or an old finish to remove
  • Water-based, solvent or oil finish
  • Matt, satin or gloss, and any stain colour
  • Stairs, passages and how soon rooms are needed

Floor Sealing and Varnishing for different clients

  • Homeowners: a fresh satin coat over sanded pine or oak boards in lounges, bedrooms and passages
  • Flats and townhouses: low-odour water-based finishes that dry quickly and keep neighbours and the body corporate happy
  • Builders, developers and renovators: new timber floors sealed once the building dust has settled and the plastering is finished
  • Landlords and letting agents: a quick reseal between tenants that hides scuffs and protects the boards for years
  • Offices, practices and showrooms: hard-wearing satin coats for reception areas, boardrooms and corridors with steady foot traffic
  • Guesthouses, lodges and restaurants: tough finishes for lounges, dining rooms and guest rooms that take luggage and spills
  • Shops, salons and cafés: durable clear coats on shop floors that are easy to sweep and mop every day
  • Schools, halls, gyms and studios: heavy-duty film finishes for halls, classrooms and studios, resealed in the school holidays

Frequently asked questions

How many coats of varnish does a wooden floor need?
Two to three coats of polyurethane is the usual answer for a home floor, with more for busy areas such as passages and kitchens. A finisher lightly abrades between coats. Oil finishes are applied in thinner coats and buffed in. Ask each quote how many coats are included.
Is water-based or solvent polyurethane better?
Water-based is clearer, dries faster and smells far less, so it suits flats and bedrooms. Solvent-based gives an amber glow and a very tough film, and many people like it on pine. Both work when applied properly, so choose by look, smell tolerance and how soon you need the room back.
Can I seal a floor without sanding it?
Only when the existing finish is sound, clean and free of wax. A light screen and recoat can freshen a tired but intact floor. If the floor is worn through, stained or polished with wax, sanding back to bare timber is needed first, or the new coats will peel.
Do you apply the finish yourselves?
No. We are a free quote service. Your request goes to independent floor finishers and sanders who work in your area, and they contact you directly with their prices. You compare the offers and choose, with no obligation to accept any of them.
